- Not Listed on the Right Boards: If your property isn’t showing on all local real estate boards (e.g. both ITSO and TREB in Ontario), you’re missing buyer traffic. It’s possible that a seller has a house in London but they hire a Mississauga agent..that agent only posts it on TREB and the seller misses out on tons of additional traffic

- Unrealistic Expectations About DOM (Days on Market): Many sellers panic if the home doesn’t sell in 2–3 weeks, but average DOM can be 30, 60, or even 90+ days depending on the area. It’s important to look at real, local data before assuming the worst.
- Your Agent Isn’t the Right Fit: Not all agents are equal. Some do the bare minimum: list the property and wait. Others are aggressive, creative, and consistent. If you’re not seeing activity or getting regular feedback, it might be time to upgrade.
2. Fix It: What You Can Do Right Now
- Request an Honest Listing Audit: Ask your agent to review how your home compares to others currently on the market. Look at photos, descriptions, price, and presentation.
- Update Photos if Needed: Hire a professional photographer if your listing isn’t showing your home in the best light — literally. It’s a small investment with a big ROI.
- Check Exposure: Confirm your home is listed on all relevant boards and on Realtor.ca, Zolo, HouseSigma, and other high-traffic consumer platforms. Missing exposure = missing offers.
- Make a Strategic Price Adjustment: Small drops — even $5,000–$10,000 — can trigger alerts for buyers who’ve saved your home. Price drops also reset interest on many platforms.
- Re-Launch the Listing: If your home’s been on for 30+ days, consider pulling it and relaunching it with a fresh write-up, improved photos, and possibly a new agent.
